We are aware that local roads suffer from the noise and air quality impacts of traffic congestion and that lorry traffic arising from Weylands is a contributor to this. Our proposals will reduce the overall number of lorry movements to and from the estate, and we will work with Surrey County Council and local businesses to try and improve the management of traffic, routing, and parking on local roads and within Lyon Road.

We are aware that local roads suffer from the noise and air quality impacts of traffic congestion and that lorry traffic arising from Weylands is a contributor to this. Our proposals will reduce the overall number of lorry movements to and from the estate, and we will work with Surrey County Council and local businesses to try and improve the management of traffic, routing, and parking on local roads and within Lyon Road.

The existing uses on site, including open waste processing and recycling, have generated concerns and complaints from local residents. Our plans will not be a waste led scheme, as previously promoted, and will remove open air waste management and significantly reduce noisy activities on site, by creating modern, clean, and green premises for a range of businesses.

Our plans will make the site a greener, cleaner, and more sustainable place, achieved through a combination of high-quality building design, new landscape, and public realm enhancements to ensure a biodiversity net gain. Our commitment is to champion environmental sustainability and carbon reduction, and align with international, national, and local sustainability targets.

The proposals include the restoration of the eastern end of the site to Green Belt Land to increase both its appearance and its biodiversity benefits.

We will also achieve an exemplar low carbon Masterplan that positively responds to the Climate Emergency declared by Elmbridge Borough Council in July 2019.

The transformation of the site will create more local jobs and offer modern flexible space to support local business growth and encourage further investment in the area. A carefully considered approach will create a good mix of business types and sizes.

The new commercial buildings proposed could even provide the opportunity for existing businesses in the Lyon Road Industrial Estate with the opportunity to expand into new modern premises, potentially serving as a catalyst for further change and sensitive redevelopment of the existing industrial estate.

We know that Elmbridge is one of the most expensive areas to buy and rent in the South East and we are proposing a residential area comprising solely affordable homes for local people. The new homes would be in walking distance of a range of employment opportunities, local amenities and Hersham Railway Station, which creates the opportunity for highly sustainable living and working patterns.

We’re committed to delivering a sustainable development which will tackle the key environmental challenges through low carbon design, renewable energy, and enhanced biodiversity.

Here are some of the steps we’re taking to make our development cleaner, greener and more sustainable:

Target Net Zero Carbon operationally on all buildings.

BREEAM
Targeting BREEAM Outstanding.

SOLAR PV PANELS
Solar PV panels on the roof of the buildings to help generate energy for the site.

HEAT PUMPS
Introduce heat pumps to supply heating and hot water.

RAINWATER HARVESTING
Consider greywater recycling / rainwater harvesting to minimise consumption.

IMPROVED HABITATS
Habitats and landscapes will be improved, increasing net biodiversity.

TREE PLANTING
We are planting a significant number of new trees.

NATURE RICH PLANTING
Replacing concrete and tarmac with soft biodiverse planting and new habitats for insects, birds and other wildlife.

PROCUREMENT
A commitment to Local employment, labour and training – including investment in apprenticeship opportunities.
